At Extend A Space, we like to think of ourselves as a one-stop-shop for clients looking to extend their homes in London. We take care of every aspect of the design and build process, providing our clients with a hassle-free service that delivers time and time again. If you choose Extend A Space, you will be guided through a simple, stress-free 6-step pathway, which incorporates every element from conjuring up ideas to enjoying the finished article. Here’s an informative guide to our tried and tested design and build process.

Our 6-step design and build process

1. Carrying out a site survey

The first stage is a site survey. One of our experienced, professional advisers will visit your home, take a good look around, and make recommendations based on the site and your individual requirements and preferences. We will be able to give you ideas about the kind of extension that will work best for your home, and we’ll also take some measurements. Following our visit, we will provide you with a quote. The quote isn’t set in stone at this point, and we can work with you to alter or modify it until you’re completely happy. If you plan to convert the loft, as well as adding an extension, we can provide a quote for this project at the same time.

2. Drawing up a contract

Once you’re happy with the quotation we have provided, we will draw up a contract for you to sign. This written document will include precise details including the fee we expect you to pay, and the agreed timeframe for completion. It’s really important to read the contract thoroughly before signing on the dotted line. If you have any questions you’d like to ask before putting pen to paper, we’ll be here to help.

3. Designing and planning your extension

We take care of every aspect of planning, and we can visit your home, carry out a survey and prepare and submit plans if required. We can also offer advice about Permitted Development and building regulations. Some properties will require full planning permission, while others may only need to fit in with Permitted Development criteria. We can help you determine which option is relevant to your property.

4. Producing a party wall agreement

If your home shares walls with other buildings, for example, another residential property, you will need to ensure you have a party wall agreement in place. This is a document that is designed to protect both you and your neighbours. If you plan to extend your home, you should notify your neighbours at least 2 months before you wish to start work. If you need advice or you have questions about party wall agreements, don’t hesitate to get in touch with us.

5. Building your extension

Once all the plans are sorted and contracts have been signed, the building phase can begin, and your new and improved home will start to take shape. We will appoint a project manager, and we’ll be on hand to manage every element of the build and ensure you’re aware of what’s going on, and how the project is progressing. We’ll arrange regular meetings to update you, and we’ll let you know if there are any unexpected changes or delays. Typically, you can expect this stage to last around 10 weeks, but there are several factors that affect the build time. We will give you an accurate estimate of the building timeframe after the site visit and the confirmation of building and design plans.

6. Completing the project

When we have completed building and applied the finishing touches, we will provide you with all the relevant documents and certificates you will need if you choose to sell your home. Our work is covered by a 10-year guarantee and we’re at the end of the phone line if you have any problems or queries. We will only classify a project completed when you are 100% happy with the finished article.
